Commercial properties newly in foreclosure, nationwide.
Every CMBS trust reports each of its loans to the SEC every month. When a servicer first reports a loan in foreclosure, in bankruptcy, being resolved by deed in lieu, or bank-owned (REO), the property appears here, in every state, whether or not a court is involved. For lawsuits, see State Court Watch and Federal Lawsuit Watch; for bankruptcies, Chapter 11 Watch.

Source: each CMBS trust's Form ABS-EE asset data file (Exhibit 102, SEC Regulation AB Schedule AL), checked daily and compared with the trust's previous month. A property is listed when its loan's workout strategy newly becomes foreclosure, bankruptcy, deed in lieu or REO, or the property itself is newly reported in foreclosure or REO. Trusts issued before 2017 do not file these reports, so older CMBS deals are not covered. A loan split across several trusts is listed once. Only property and trust names are shown, never the borrower. These are servicer reports, not court records, and usually trail the event by a month or two. Not legal or investment advice.
