Embassy Suites Portland Airport Hotel Loan Hits Special Servicing After Missed $49.7M Maturity
The $49.7 million CMBS loan secured by the 251-room Embassy Suites by Hilton Portland Airport transferred to special servicing after missing its August 2026 maturity date, according to trade-press reporting on CMBS remittance data. The loan is split across two 2016-vintage securitizations, GSMS 2016-GS3 and GSMS 2016-GS4, and Rialto Capital Advisors has been assigned as special servicer to work out a resolution with ownership.
Why it matters
Airport-adjacent, extended-stay hotels financed near the top of the last major CMBS issuance cycle are increasingly missing their 2026 maturities as refinancing at current rates proves difficult against still-compressed post-pandemic travel-sector cash flows. Owners and lenders holding similarly vintage hotel CMBS debt should treat a maturity default as the opening move in a special-servicing negotiation, not an isolated event, given the growing backlog of comparable hotel loans servicers are now working through.
