A federal judge denied Yardi Systems summary judgment in a multifamily rent-pricing antitrust suit, letting renters pursue fuller discovery into its RENTmaximizer software.

On October 13, 2026, U.S. District Judge Robert S. Lasnik denied Yardi Systems, Inc.'s motion for summary judgment in a proposed class action alleging its RENTmaximizer (later Revenue IQ) software let competing multifamily landlords coordinate rents using pooled, non-public pricing data. The ruling sends the case, filed in September 2023 by named plaintiffs McKenna Duffy and Michael Brett, into a fuller round of discovery, and follows a December 2024 denial of Yardi's motion to dismiss that found the claims plausibly allege a per se antitrust violation.

Why it matters

The decision shows algorithmic rent-pricing antitrust exposure is not limited to RealPage, the vendor that has drawn the most attention in parallel multidistrict litigation; any owner or manager licensing software that pools non-public competitor data to generate pricing recommendations faces the same basic theory. The earlier per se finding, if it holds, would meaningfully lower plaintiffs' burden compared with a traditional rule-of-reason antitrust claim.

A federal judge in the Western District of Washington has denied Yardi Systems, Inc.'s motion for summary judgment in a proposed class action accusing the property-management software vendor of enabling an illegal rent-fixing scheme among multifamily landlords, clearing the way for the case to proceed through a broader round of discovery. The October 13 ruling, issued by U.S. District Judge Robert S. Lasnik in Duffy v. Yardi Systems, Inc., No. 2:23-cv-01391, is the latest in a string of setbacks for Yardi since the suit was filed in September 2023.
