J. Safra Real Estate v. Sugar Factory (Faneuil Hall Marketplace Unpaid Rent Suit)
J. Safra Real Estate, which took over management of Boston's Faneuil Hall Marketplace at the start of 2024, sued candy and novelty retailer Sugar Factory on July 10, 2026 for more than $930,000 in unpaid rent, interest, and fees, the seventh in a series of Suffolk Superior Court lease-enforcement suits against marketplace tenants totaling roughly $2 million. Six other suits target Imagine Exhibitions, Boston Halal, Popular Properties Realty, Lovepop, and Ghirardelli Chocolate Co.; the Lovepop claim was dismissed in April 2026 and Popular Properties Realty disputes the allegations.
Why it matters
The coordinated enforcement campaign shows how an incoming landlord can move aggressively to collect on leases and defaults inherited from a prior owner, and illustrates the acceleration and fee-shifting exposure commercial tenants face once a notice-and-cure period lapses. It also highlights the occupancy cost of aggressive collection at legacy retail destinations, where most named tenants have since vacated.
