A Shelby County Circuit Court judge has entered a $7.19 million default judgment for Dunnavant Valley Dining LLC, the landlord of Valley Post, against PRG Valley Post, the Pihakis Restaurant Group affiliate that leased all four restaurant buildings at the dining development off Dunnavant Valley Road in Chelsea, Alabama. AL.com reported the judgment on October 7, 2026. It covers unpaid rent plus attorney fees and court costs.

Why it matters

This is the largest court result so far from the collapse of the Pihakis Restaurant Group, which closed more than a dozen restaurants in four states starting in April 2026. It shows how much exposure a developer takes on when a single restaurant operator leases an entire purpose-built dining project. Collection is the real question now. The tenant is a single-purpose affiliate of a failed group, so the landlord's recovery may depend on guaranties, the rent liens it recorded and reletting the space.

Valley Post is a four-building dining and entertainment development off Dunnavant Valley Road in Chelsea, Alabama, in Shelby County south of Birmingham. A Birmingham developer built it, and its only operator was a Pihakis Restaurant Group affiliate. It housed four concepts: Hero Diner, Luca & Lucy, Little Donkey and Rodney Scott BBQ. According to court documents described by AL.com, the development opened in December 2025, and no rent was paid from that month on.
